How to Seal and Care for Natural Stone

Natural stone is one of the few surfaces in a building that can improve with age and deteriorate through neglect at the same time. A travertine floor that is cleaned sensibly and sealed on a reasonable cycle looks richer after ten years than it did on handover day. The same floor, washed with the wrong detergent and left unprotected under a coffee table, can collect a permanent map of rings and dull patches in a single season.

This guide covers the part of stone ownership that rarely gets explained in the showroom: what sealing actually does, which of your surfaces genuinely need it, how to test instead of guess, how to apply a sealer without spoiling the finish, and the daily habits that protect stone far more effectively than anything sold in a bottle. It is written for villa owners, hotel and restaurant operators, and contractors handing over projects in Oman, where heat, hard water and fine airborne dust shift the answers slightly.

What sealing actually does, and what it does not

A sealer is not armour. Almost every product sold for residential and commercial stone is an impregnating sealer: a resin carried in a solvent or water base that soaks a few millimetres into the stone, lines the walls of the pores from the inside, and then repels liquid. What you get is not a barrier but a delay. A drop of olive oil that would have been absorbed in thirty seconds now sits on the surface for fifteen or twenty minutes, which is long enough for somebody to notice it and wipe it away.

That distinction sets realistic expectations. Sealing buys reaction time against staining. It does not make stone scratch-proof, it does not stop acid etching on marble, and it will not save a surface where a spill sits overnight. Etching is the most commonly misunderstood failure of all: when lemon juice or vinegar dulls a polished marble worktop, the acid has chemically corroded the calcium carbonate at the surface. That is physical damage, not a stain. No sealer prevents it, and no amount of resealing repairs it.

The practical consequence is that sealing should be treated as one layer of a system. The other layers are choosing an appropriate stone for the exposure, choosing a finish that suits the traffic, and cleaning with products that do not attack the material. Get those three right and the sealer becomes a useful safety margin rather than a crutch.

Which stones need sealing, and which mostly do not

Porosity decides this, not price. Two slabs from the same category can behave very differently, so treat the notes below as a starting point and confirm with a test on your own material.

Travertine

Travertine is a sedimentary stone formed with natural voids, and even when those voids are filled at the factory it remains the most absorbent of the common architectural stones. Travertine almost always benefits from sealing, indoors and out. Unfilled or brushed travertine surfaces will drink a sealer noticeably faster than filled and polished ones, so expect to use more product and to reseal sooner. If you are working with Iranian travertine in a kitchen, bathroom or entrance hall, budget for sealing as part of the installation rather than as an afterthought.

Marble

Marble is less porous than travertine but far more chemically vulnerable. Sealing a marble worktop is worth doing because it slows oil and wine penetration, but it addresses only half the risk. Light marbles show oil marks more readily than dark ones; darker materials tend to hide staining but show etch marks and water spots more obviously.

Granite

Granite is dense, hard and mostly acid-resistant, and many granites barely absorb anything. Some, however, particularly lighter and more crystalline varieties, are porous enough that an oil spill will leave a dark shadow. This is exactly why testing beats assuming. Dark, tight granites often need nothing at all, while a light granite worktop next to a cooking zone may benefit from an annual application.

Crystal and onyx-look stone

Translucent crystal and onyx-type stones are usually calcite-based, which means they share marble sensitivities: they stain, they etch, and they need gentle cleaning. Because these materials are frequently used for feature walls, backlit panels and vanity tops rather than heavy-traffic floors, the exposure is lower, but their visual impact means any mark is highly visible. Seal them, clean them with pH-neutral products only, and keep perfume and cosmetics off them.

The water test: the only reliable way to decide

Instead of following a rule of thumb, spend five minutes on a test. Place a few drops of clean water on a discreet area of the finished, installed stone and start a timer. Leave the drops undisturbed for fifteen minutes, then wipe them away and look at the surface.

If the stone underneath has darkened, it is absorbing water and would absorb oil just as readily. It should be sealed. If the drops still bead and the stone looks unchanged, the existing protection is intact, or the material is dense enough not to need any. Repeat the test with a drop of cooking oil on an offcut if you want a harsher check, because oil penetrates where water will not. Run the same test annually on worktops and every couple of years on floors, and you will never reseal on a guess.

How the finish changes the decision

The surface treatment matters as much as the stone type. A polished surface has been ground and buffed until the pores are largely closed, so it resists absorption better and takes less sealer. Honed, brushed and leathered surfaces are more open, so they absorb more and typically need resealing more often. They also hide scratches and etch marks better, which is why they are so often the right choice for busy spaces. One consequence people miss: a honed light marble worktop may need sealing twice as often as the polished version of the same slab, but it will still look better over five years because it hides the daily etching that a polished surface displays like a mirror.

Types of sealer, in plain language

Impregnating or penetrating sealers

These are the default choice for almost every interior and exterior application. They sit below the surface, leave the appearance and the natural slip characteristics essentially unchanged, and allow the stone to breathe. Because they do not form a film, they cannot peel, flake or go cloudy. Solvent-based versions penetrate more deeply and generally last longer; water-based versions have lower odour and are easier to use in occupied buildings.

Topical sealers and coatings

Topical products form a film on top of the stone. They can look impressive at first, particularly on rough exterior surfaces, but they trap moisture underneath, wear unevenly in traffic lanes, and eventually need stripping rather than simple reapplication. On external paving in a hot climate they are a liability. In most projects they are best avoided.

Colour-enhancing impregnators

These are penetrating sealers with a resin that deepens the natural colour, roughly reproducing the wet look. They are useful for bringing life back to a tired travertine terrace or emphasising the movement in a leathered granite. Be aware that the effect is difficult to reverse, so always test on an offcut and view it in daylight before committing to a whole floor.

How to seal natural stone, step by step

1. Clean the stone and let it dry completely

A sealer locks in whatever is already there. Any residue of grout haze, builders cleaner, wax or old polish will be sealed under the resin and become very difficult to remove later. Clean with a pH-neutral stone cleaner, rinse thoroughly with clean water, and then wait. New installations need time for construction moisture to leave the slab and the bedding beneath it, which in practice usually means several days rather than several hours. Sealing damp stone is the single most common cause of a hazy, blotchy result.

2. Test on an offcut

Keep offcuts from the installation for exactly this reason. Apply the sealer to a spare piece, let it cure, and check the colour and sheen against an untreated piece in daylight. This takes twenty minutes and prevents the expensive discovery that a product darkened a whole floor.

3. Apply evenly and do not flood the surface

Work in manageable sections, roughly one to two square metres at a time, using a lint-free cloth, a low-pressure sprayer or a foam applicator. The aim is a uniform wet film across the section, not a puddle. More product does not equal more protection; the stone will only take up what its pore structure can hold, and everything else becomes surface residue.

4. Wipe off the excess before it dries

This is the step that separates a professional result from a streaky one. Give the product the dwell time on the label, usually a few minutes, then buff the surface dry with a clean cloth. Any sealer left to dry on top of the stone will cure as a visible film. On porous travertine you may need a second pass while the first is still working, because thirsty areas absorb the product quickly and leave dry patches.

5. Let it cure before use

Most impregnators repel liquid within a few hours but reach full performance over one to three days. Keep water, cooking oil and traffic off the surface for as long as the manufacturer specifies. Restaurants and hotels should plan sealing for a genuine closure window rather than trying to squeeze it into an overnight gap.

How often to reseal

There is no universal interval, which is why the water test matters more than the calendar. As a planning guide, kitchen worktops in daily use are typically resealed every one to two years, bathroom and shower surfaces every one to two years because of constant wetting, interior floors every two to four years depending on traffic, and external paving and pool surrounds every one to three years because ultraviolet exposure and thermal cycling degrade the resin faster.

Commercial spaces compress all of those numbers. A hotel lobby that takes thousands of footfalls a day, gets cleaned with machinery every night and sees regular spills will need a shorter cycle than any villa. The sensible approach for a facilities team is a quarterly water test on a defined set of sample points, with resealing triggered by results rather than by a fixed date.

Daily care matters more than sealing

If you only change one habit, make it this one: blot spills immediately instead of wiping them. Wiping spreads a spill across a wider area and pushes it into the stone. Blotting lifts it out. Wine, cooking oil, coffee and anything acidic should be dealt with in seconds, not minutes.

Beyond that, the routine is simple. Dust-mop or vacuum floors regularly, because grit acts as an abrasive underfoot and does more cumulative damage to a polished surface than any chemical. Damp-mop with a pH-neutral stone cleaner diluted as directed, and change the water when it looks dirty rather than pushing a grey film around the room. Use coasters, trivets and chopping boards on worktops. Put proper entrance matting at external doors, which is the cheapest and most effective floor protection available. In bathrooms, squeegee shower walls after use to stop mineral deposits building up on the stone.

What never to use on natural stone

The list is short and worth putting on a laminated card for cleaning staff. Avoid vinegar, lemon, and any citrus-based cleaner, because they etch calcite stones on contact. Avoid bleach and ammonia, which will dull finishes and can discolour some materials. Avoid general-purpose bathroom and limescale removers, which are usually acidic by design. Avoid abrasive creams, scouring powders and steel wool. Avoid wax and oil-based polishes that build a film and yellow over time. And avoid steam cleaners on sealed stone, where repeated heat and pressure will shorten the life of the sealer considerably.

What to use instead is equally short: a pH-neutral cleaner made for natural stone, warm water, and soft cloths or microfibre pads. For a heavy build-up on an unsealed exterior surface, an alkaline stone-safe degreaser is appropriate, but it should always be followed by a thorough rinse and, once dry, a fresh application of sealer.

Sealing and care in Oman’s climate

Hard water and mineral deposits

Water in much of the Gulf carries a high mineral load, and evaporation on a hot surface leaves calcium and magnesium behind as a white haze. On shower walls, vanity tops and around outdoor taps this build-up is often mistaken for a stain in the stone. It is a deposit sitting on top of it, and it responds to a stone-safe descaler rather than to scrubbing. Sealing does not prevent it, but a sealed surface releases the deposit far more easily.

Pool decks, chlorine and salt

Pool surrounds face chlorinated splash-out, sunscreen oil and, near the coast, airborne salt. Sunscreen in particular is an oily, pigmented stain that becomes stubborn quickly on unsealed travertine. Seal pool coping and decking before the pool is commissioned, rinse the deck with fresh water regularly, and expect a shorter reseal cycle here than anywhere else on the property. Heat, ultraviolet light and thermal movement

Strong sun degrades sealer resins and drives thermal expansion in external paving. Two practical responses: apply exterior sealers in the cooler part of the day so the product penetrates instead of flash-drying on a hot slab, and never seal external stone in direct midday sun. Sealing in the cooler months gives a more even, longer-lasting result.

Fine dust and sand

Airborne dust settles constantly and behaves like fine sandpaper under foot traffic. Frequent dry dust-mopping does more to preserve a polished floor than any product. On external terraces, sweeping before rinsing avoids grinding grit into the surface with a mop or a pressure washer.

When to call a professional

Some conditions are beyond maintenance. Widespread etching on a polished marble floor, deep scratching, lippage between tiles, or a topical coating that has started to peel all require mechanical restoration: diamond honing and repolishing carried out by a specialist, followed by sealing. This is normal, not a failure of the stone, and a restored floor is genuinely as good as new because the material is solid all the way through rather than a printed layer over a substrate. That solidity is one of the strongest arguments for using real marble in a project intended to last decades.

Frequently asked questions

Does all natural stone need to be sealed?

No. Dense granites and some quartzites absorb so little that sealing adds nothing measurable. Travertine, most marbles and calcite-based crystal stones benefit clearly. The water test on your own installed material is more reliable than any general rule, because porosity varies between blocks from the same quarry.

Can I seal stone myself, or should I hire someone?

Sealing a worktop or a bathroom is well within reach of a careful homeowner, provided the surface is clean and dry, you test first, and you remove the excess before it dries. Large floor areas, commercial spaces and any surface that needs honing or restoration before sealing are better handed to a professional, mainly because uniform coverage over a big area is difficult to achieve by hand.

Will sealing change the colour of my stone?

A standard impregnating sealer should leave the appearance essentially unchanged. Colour-enhancing sealers deliberately deepen the tone and are difficult to reverse. Always test on an offcut and judge the result in daylight rather than under showroom lighting.

Why does my sealed worktop still stain?

Usually one of three reasons: the sealer has reached the end of its life and needs renewing, the mark is etching rather than staining and no sealer would have prevented it, or the spill was left long enough to overwhelm the delay the sealer provides. Run a water test to work out which of the three you are dealing with before buying more product.

How long should I wait before sealing newly installed stone?

Long enough for the stone, the adhesive and the grout to dry through. In practice that is usually several days to a couple of weeks depending on thickness, substrate and ventilation. Sealing over trapped moisture produces a cloudy finish that has to be stripped and redone, so the wait is worth it.
